Know it's not part of the build but the cost of your tools is a huge hurdle to be able to do all of this. Congrats on finishing!

I think the biggest thing here is his labor can be counted very differently than most thanks to RUclips revenue. With nearly any other person I'd try hard to make them consider the value of their own time and labor. For me, there is absolutely no way I'd come off better doing it myself instead of hiring professionals.
It is for sure a passion project, and certainly for most, not something that is more economically viable than the day job... But some will definitely choose to take something like this on because it's a passion project, even if they are basically earning minimum wage (or less) if you were to really break down the economics of it
I was thinking it would easily go over 1 million in the price calculation 🤷♂️

Nope just haven't taken it down... It's funny cuz a lot of people have actually said they'll be angry if I take it down because it's a cool aspect of the building. I kind of want to replace it with my own sign at some point tho...

How much did you make on RUclips so we can understand the full profit? 😅
RUclips is my job...I make videos for a living and each one takes 40-60 hours on top of the time spent doing the renovation...It is not a cost or a savings in the renovation. You're basically asking to see my tax returns... Don't get me wrong, I'm very grateful for everyone that watches, and the life that RUclips allows me to have, but there is a line to how much of my personal life I'm willing to share.
@@modustrial Instead of giving actual numbers can you just say that with You tube revenue plus your commercial sponsors was it worth it to you to do all this work yourself over 4 years. In other words do you feel better off selling your old place and renovating the new place and in a better place fiscally?
Thats not really how it should be looked at... I quit my job as an attorney to make RUclips videos full time, and the first part of my life as a RUclipsr was spent documenting this renovation. Would I have made more as an attorney? Yes. But am I happier doing things I'm passionate about instead? 💯 Yes.

Your sort of head scratcher of "I don't know why but Chicago Code requires this, and nobody really seems to be able to tell me why." That's like the entire Chicago MEP codes in a nutshell. They have so many requirements in there that seem to make zero sense and it is AWFUL to deal with. I work for a MEP engineering firm in NW Indiana and we've done a few projects that have fallen under the Chicago MEP codes and they are an absolute nightmare to deal with. So confusing and there seems to be basically no reasoning behind a lot of stuff in them.
to be honest i was expecting a higher number on the estimate but i know nothing about chicago real estate . I cant imagine what those interiors would cost here in bay area, CA. a bit disappointed that diy savings broke even with upside considering you also put 4 years of your life into this renovation . Hopefully youtube revenue made up for it. Cheers !

Wow...I thought it was gonna be around $1.2 million. With so much high end material and custom work I figured you would clear $1 million easily. I bet if you put that place up for sale it would go for over a million.

For the sake of transparency you should've added monetization earnings as well 😇 but all in all I think you did a great job with most of it! Could've diy'd a bit more but I can understand that it's just to large for a 1 man show... Imagine you had to do all the insulation by yourself 😱😵💫 Even if you went over budget this still beats a 9-5 💪 so now what? haha
Awesome job. Thoughts: zoning. Is the building taxed as a commercial space? Plumbing: I was fascinated seeing how the iron pipe is assembled, I had no idea that it's effectively welded together. Electrical: I've been in many old commercial buildings trying to figure out where each circuit runs, what's connected, etc, with 50 or more years of different residents, outdated equipment, and amateur installations, you do get to a point where starting from scratch is best.
re DIY savings: if you had done none of the labor you would have to pay someone else to oversee the whole process. Is this oversight included in your calculated DIY savings?

I have no idea of the market in Chicago but i thought it would be much more than a million. Seems like they kind of value your property on a tule of thumb regarding similar stuff on the internet which anybody could do.. surprised they don’t use listings of official transactions… the price you put something on the market isn’t what it ends up selling for
Honestly, I think the valuation is conservative and i'd add an extra $100k at least on top.

The metal requirement on plumbing is likely because of rats and the issues using PVC would cause if chewed (along with legacy liking of metal to keep old plumbers in business). We had a NYC plumber as a guest once and he explained all pipework is metal, mainly because that way the rats can't chew up the pipes. On commercial buildings it keeps the insurance cost lower and the chance of that issue is much lower, so you pay up front but save on insurance.
I am so ridiculously proud of how this space has turned out! I remember obsessing over this project starting in 2020, religiously watching it every time I got out of work. It is honestly such a beautiful piece of art and it still feels so cozy as well as opulent. You literally helped me picture how to describe my style by doing it right in front of me! I would easily pay over a million to live in this gorgeous space ❤
